Bring your everyday life into the visit

Before a showing, write down three things the home needs to make easier. That could be working from home, storing equipment, hosting visitors or spending less time on upkeep. Keep the list concrete enough to test.

During the visit, walk through the routines: getting groceries inside, doing laundry, finding a quiet work spot and using the outdoor space. Look for tradeoffs, not a perfect score. A large room does not automatically solve the problem you came with.

Give the location its own visit

Look at the actual entrances and the routes to your regular destinations. If possible, revisit at the time you would normally be coming and going. Record what you observe without turning a single visit into a claim about year-round conditions.

For a community property, request the current rules and fee documents. Confirm any amenity that influences your decision. Planned facilities and existing facilities should occupy different lines in your notes.

Keep observation separate from inspection

A showing can help you decide what to investigate, but it does not establish the condition of the building. The Consumer Financial Protection Bureau recommends arranging an independent inspection promptly so there is time to understand issues.

An appraisal and an inspection serve different purposes. Ask the appropriate professionals to explain the reports, follow-up inspections and contract deadlines. Do not assume a visible repair is minor or that an attractive finish means the underlying system is sound.

Use one comparison page per property

Record the address, your three priorities, what worked, what did not, the known costs and every unanswered question. Add the source of each answer: a document, a report or a named person’s explanation.

Before moving forward, compare the full ownership budget and review the transaction documents with the people handling them. CFPB’s closing tools explain the loan documents to review in advance. A useful shortlist is one you understand, including its unresolved details.
